Dear tenant,
The service costs you have paid during 2024 were advanced payments as indicated in your tenancy agreement. As your landlord, we are legally obliged to provide you with an annual service costs settlement.
Now that all actual costs for 2024 are known, we calculate whether you have used more or less than the advance payments service costs by reconciling these costs afterwards. Therefore, you have received the email dated July 2nd 2025. In this email, you can find whether you receive money back from us or whether you have to pay an additional amount as well as an overview of your individual utility usage based on the individual meter scores as read by Techem.
On this page, we have placed additional information regarding the service costs settlement 2024 for the Torenstraat in order to make all costs and calculations more transparent.
There are 2 types of distrubutions of costs:
- Costs that are distibuted based on your individual meter readings. These are: heating, electricty and water. If you have any questions regarding your individual meter readings, please contact Techem directly. Their contact information can be found in the attachment we have sent you per email at July 2nd 2025.
- The other costs are equally distrubuted over all 152 apartments in the building. You can easily calculate your individual costs per component (that are communicated in our email sent at July 2nd 2025) by the formula: Your share/12 * Costs 2024 per apartment.
For example: if you have lived for 12 months in 2024 at the Torenstraat, then your share is 12 months. Your individual costs of the component internet can be calculated by the formula: 12 / 12 * €338,38 = €338,38
